Complete Home Inspection |

The Complete Home Inspection is conducted to
ASHI
standards and will include a comprehensive
overview of the readily accessible major mechanical and structural
systems of the home. Cosmetic items, such as paint,
wallpaper, carpeting, or landscape may be mentioned
for informational purposes but are not considered
significant. The detailed report will cover
structural concerns, roof condition, electrical
system, heating, plumbing, and items of significant
concern. If an item is found to be in need of
repair, Further evaluation by a professional in that
field will be suggested. Your Inspector cannot do
repair work or give estimates.

Wood Destroying Insect Inspection |
|
Many lending institutions require this basic service
for loan approval and you lender should be
questioned. In Pennsylvania the inspection may only
report signs of wood destroying insect activity or
damage. Other parts of the country require the
inspection to cover molds and fungi, which may be
disclosed in the Complete Home Inspection, and is
suggested. |

On lot Sewage System Inspection |
| This is a
non-invasive inspection that seeks to prove the
basic functionality of the system. It will include
an examination of the tank, baffles, pumps, and
all related components when visible and access is
provided. It is
preferable that septic tanks be pumped during the
inspection. There may be an additional charge if
excessive digging is required. |

Radon in the Air |
|
Radon is a naturally occurring gas, which permeates
form the ground, and can be found in almost every
home. Radon is a class A carcinogenic responsible
for 14,000 deaths per year according to the EPA.
Most homes can be mitigated to below 4pCi/l
(recommended action level) and many times to around
2pCi/l. More detailed information can be found at

Water Flow Test |
|
This test is performed over a reasonable period of
time, determined by existing factors. This is not a
well draw down test. What it reveals is the static
water pressure, pressure under different load
situations, and the gallons per minute flow rate.
This test is often performed on homes with private
water supply. Public water supply should be
regulated by the utility. Residential water pressure
should not exceed 80 PSI, at which point plumbing
lines may burst, or damage may occur to appliances. |

Water Quality Testing |
|
Water quality is something many people take for
granted, however many health concerns may exist,
especially for young children. Often the current
occupants have become accustomed gradually to the
water, but the shock to new occupants can quickly
reveal potentially serious concerns. Again many
lenders are requiring water testing on homes with
private supply and should be questioned. Many test
parameters are available, depending on your
concerns, and these are the standard tests. |

Individual Component Inspections |
|
Individual inspection of certain components of the
home may be ordered. This service is offered as a
stand alone inspection of specific components, such
as the roof, heating, electrical, or plumbing
system. Many people find that the Complete Home
Inspection, which covers all the individual
components, is the better deal. |

Damage Inspection, WDI |
|
When damage from Wood Destroying Insects is found,
often times the lender requires a letter of
integrity be produced. We do offer this service on a
selective basis to meet bank requirements, but hold
no license in structural engineering. If the damage
found is beyond the extent, or liability, of our
expertise, further professional evaluation will be
suggested. |

Re-Inspections |
|
If a Re-Inspection is requested, or required, to
evaluate repairs performed, because areas were not
readily accessible, or utilities were not turned on,
a Re-Inspection fee will be charged. It is standard
office procedure to fax the sellers representative a
form letter explaining the need for complete access
and payment of these fees will be decided prior to a
second visit. |

Commercial Property Inspection |
|
Commercial properties fall into a unique category,
but as with any information gathering process, are
very valuable. Commercial properties are described
as having more than four living units, or large
buildings where business is operated. Each
Commercial property is estimated on an individual
basis and quotes may be obtained by calling the
office. An average price can be estimated at .12 per
square foot. |

Cancellation Policy |
The courtesy of at least 48 hours is expected prior
to an Inspection cancellation. It is understandable
that certain circumstances may arise that are beyond
anyone’s control and each case will be
evaluated on
a case by case basis. However, if short, or no
notice is given, and another replacement Inspection
can not be scheduled, you, or the party representing
you, will be charged for a minimum of the time lost.
This is the nasty part of self employment but as you
can understand I also have bills to pay.
